How will a debt downgrade affect mortgage rates?

Given the inability of Congress and the Senate to come to an agreement over the budget crisis, most experts believe that the nation's credit rating will be downgraded a notch.

Although it is impossible to figure how much treasury yields, and thus mortgage rates, which typically track the 10 year treasury yield, will rise as a result,  it is likely that rates could spike as much as 1/2% to 1% in order to compensate investors for the added risk.  Once the debt crisis is resolved rates will fall back to the range they are in now unless any  resolution ignores the long term need to reduce the ever growing federal deficit.From NY Times.com;

Real Trends reports "Home Prices, Inventory Levels Trend Up

Home prices and inventory levels are trending upward in many U.S. cities tracked by Altos Research, according to the firm's latest Housing Market Update.

The median national home price for all 26 markets covered by Altos hit $450,358 in June, up from $444,273 in May.

Meanwhile, in the past three months, listing prices rose 2.31% and inventory levels grew 3.52%."

According to the Northern New England Real Estate Network, Vermont's median sale price is now $198,850 up from $194,000 in June 2010. Vermont's residential inventory though is down 7.13% from last year. With today's low interest rates, now is a great time to buy real estate.

Great Credit Score = Great Rate

Rates are near rock bottom again.............but not for everybody.

Prior to the mortgage crisis, a credit score of over 700 would get you the lowest rate available.   Now for FNMA/FMAC conventional mortgages at 80%  loan to value, if your score is below 720 your rate is typically higher by .25% .  If your score is below 660 then your rate is typically .75% higher.   To illustrate how this has changed the face of mortgages industry take a look at this statistic:

During the years between 2003 through 2007,  an average of only 3.7% of Fannie Mae Mortgages had credit scores of 750 or greater.  So far this year 79.1% of Fannie Mae mortgages have credit scores of over 750. with only 20.9% below 750.  This trend may bode well for the strength of  the Fannie Mae/FMAC portfolio going forward, once the large number of existing troubled loans are slowly reduced over time.

It also shows how critical it is for one to have not only good credit, but outstanding credit if you want the best rates available.

Lieutenant Governor Phil Scott has teamed up with the Lake Champlain Regional Chamber of Commerce and waterfront businesses to send the message that Lake Champlain and its surrounding recreational paths and attractions are open for the summer and residents and tourists alike can enjoy all their usual activities - sailing, swimming, fishing, a run on the bike path, and so much more! Baby, we're back!

As part of this campaign, the Chamber is releasing a daily video every day this week and urging all local tourism and hospitality businesses to post these videos and other information on their social media outlets and websites. The central location for all lake-related information is www.joinusonthelake.com, and each day's video will be posted there, along with photos, lists of open marinas, and more!
