Our Marketing Plan
When you list your Vermont property with CENTURY 21 Jack Associates, we will define a customized marketing plan that is appropriate for your particular property. Our marketing strategies include the following:
Unrivaled Internet Marketing
Internet communications are changing the way homes are bought and sold today. It is estimated that as high as 80%-90% of home buyers now begin their search online. As an Internet-savvy real estate organization, we know how to harness the power of technology to market your home on the Worldwide Web and have it seen by more of today's Internet-savvy buyers.
- Realtor.com is the #1 Buyer website in the US and CENTURY 21 Jack Associates enhances all of our listings with multiple photos and upgraded content on their site. Additionally, CENTURY21.com is the 2nd most viewed real estate website and also enjoys top placement in Google, Yahoo, MSN and all other major search engines for the most relevant key phrases. As a result, our listings receive top exposure and visibility to all internet shoppers. This rivals the exposure that our competitors offer. These two sites alone will guarantee maximum exposure to today's sophisticated Internet buyers.
- CENTURY 21 Jack Associates also adds several other key placements for our listings including Homes.com, RealEstate.com, Move.com, and RealEstateJournal.com (the Wall Street Journal's real estate website.) All of our open houses are promoted on OpenHouse.com.
- CENTURY 21 Jack Associates also syndicates all of its listings to all major Real Estate portals including Google Base, Yahoo, and Trulia. Coupled with an aggressive search engine placement plan for C21Jack.com, our internet strategy is unmatched in our market.
CENTURY 21 Jack Associates sends over 10,000 pieces of direct and email every year. Our mailing lists include 100's of area Realtors, local residents as well as national and international prospects who are considering purchasing homes in your area.
Virtual Tours and Photography
Studies show that today's home buyers are more educated and do more research on their own. Properties are identified or eliminated before the home buyer makes contact with a Realtor to tour homes in person. Virtual Tours allow home buyers to learn specifics about a particular property early on in the search process. A poorly designed Virtual Tour, poor photography, or lack of a Virtual Tour and/or numerous photographs is simply selling yourself short. Yet, more than half the homes in the MLS have no Virtual Tour and as many as 25% have either just one or even no photos associated with the listing.
Although it is our philosophy that print advertising is no longer as effective a marketing tool as it once was, we continue to invest significantly in traditional print advertising. Such publications include several local newspapers and Real Estate magazines, and niche vertical publications. Our Realtors will design a personalized comprehensive marketing plan for your unique property.
Proper MLS Placement
Discount Brokerage has been gaining popularity in recent years. This stems from a misguided belief that simply gaining access to and placing your home on the MLS is the single most valuable resource available to a licensed Realtor.
Technology has changed the way MLS systems operate as well. Similar to Internet Search Engines, simple inclusion in the MLS does not automatically mean your home will be noticed by other Realtors. With about 1,000 properties listed for sale in the MLS in just Chittenden County, it takes skillful positioning within the system to ensure that your property will gain the exposure it needs to get it sold. Once again, our technical know how combined with our marketing expertise will ensure that the system is leveraged in a way that will make your home stand out from the rest.
